The Rail Land Development Authority (RLDA), an Indian Railways statutory body, has issued a request for proposals for leasing out a 55,890 square metre land parcel in Bhopal.
The land’s reserve price is Rs 19.50 crores. The total land area is 1,26,031 sqm, of which 55,890 sqm will be leased for 99 years for development and the rest will be used to redevelop the railway officers’ colony in Bhopal West. In phase one, the lessee will receive the entire site.
The proposed location is in Old Bhopal. Chola Road, which is 24 metres wide, and an internal road, which is 18 metres wide and connects Chola Road to the Bhopal Railway Station, provide access to the site. The area is well-developed, with numerous residential and commercial buildings. The Chola Road runs along the Hamidia Road up to Vidisha and is adjacent to the site’s Western Boundary (a neighbouring town). The site’s southern boundary is marked by an 18-meter-wide internal road, while its eastern boundary follows the Central Western Railway Lines. Hamidia Road and Chola Road connect the neighbourhood to the rest of the city. The Nadra Bus Stand is the site’s most notable node and landmark.
“The proposed land parcel at Bhopal is ideally located and well connected to the other parts of the city,” said RLDA Vice-Chairman Ved Parkash Dudeja. On the land parcel under consideration, the development model is entirely residential. Only 5% of commercial/retail space would be used to provide support for residential units. If the lessee wishes to carry out additional commercial development, he will be required to pay an additional lease premium after receiving approval from the competent authority.”
On April 6, an online pre-bid meeting was held. This railway colony development land piqued the interest of state and national developers. The deadline for submitting e-bids is May 18.
