Bengaluru’s transit landscape is about to undergo a massive transformation as the skyline of the Outer Ring Road (ORR) prepares for a major branding change. The Prestige Group, a major player in the Indian real estate market, has signed a definitive agreement with the Bangalore Metro Rail Corporation Limited (BMRCL). The Bellandur Metro Station will have exclusive naming rights for the next 30 years thanks to a historic ₹115 crore partnership.

This strategic move represents one of Namma Metro’s largest private-led station adoption deals in its history. A Game-Changing Investment

The financial details of the transaction are equally impressive as the project itself. Prestige Group will invest ₹115 crore (excluding GST) for a 30-year concession period. This funding is not just for putting a logo on a building; it is intended for station upgrades, long-term infrastructure support, and overall enhancement.

By accepting this responsibility, Prestige is effectively adopting the station. The developer will oversee interior upgrades and finishing work to ensure that the station meets international standards. The emphasis is on sustainability, with plans to align the facility with IGBC green building benchmarks, making it a ‘green’ beacon for city commuters.


Strategic Location at the Tech Heart

Location is everything in Bengaluru, and the Bellandur Metro Station is prime real estate. This station, located on the 17-kilometer Blue Line corridor connecting Silk Board to KR Puram, is at the heart of the city’s largest office micro-market. Thousands of professionals from global capability centers and technology firms will pass through these gates every day.

Prestige’s goal is not only to increase visibility, but also to create a seamless ecosystem. The agreement includes provisions for a future elevated connectivity bridge. This bridge will connect the metro station directly to “Prestige Lakeshore Drive,” one of their massive upcoming office developments. This type of “door-to-door” connectivity is the gold standard in contemporary urban planning.

While the “Prestige Bellandur” branding is the most visible aspect of the agreement, it encompasses much more. Prestige has secured 3,000 square feet of commercial space at the station. This space can be used for retail, dining, or services that cater to the modern commuter’s busy lifestyle.

Furthermore, the developer receives 1,000 square feet of advertising space within the station. This enables targeted marketing to a captive audience of high-income technology professionals. It is an excellent way to keep the brand in the minds of potential homebuyers and corporate tenants who use the metro on a daily basis to avoid the notorious ORR traffic.


The Power of PPP Models

This collaboration is an excellent example of the Public-Private Partnership (PPP) model. BMRCL benefits significantly from non-fare revenue, which is critical to the metro network’s financial sustainability.
