Construction in the National Capital Region is put on hold as pollution reaches dangerous levels.

The Centre’s air quality body has instructed officials in the National Capital Region, which includes New Delhi, to implement stage IV of the Graded Response Action Plan as a result of the alarming levels of air pollution in the NCR (GRAP).

In addition to delaying projects and harming purchasers, realtors claim that the legislation includes a ban on diesel vehicles and all building kinds, with the exception of those of national importance.

Real estate projects will be hampered by the diesel vehicle ban as well because these trucks are used to transport building supplies to job sites.

The cessation of building creates issues like the need to conform to regulatory deadlines, pay bank interest on loans handled by realtors,

Amit Modi, president of the Confederation of Real Estate Developers’ Association of India’s western UP chapter, said that realtors are responsible for paying labourers’ salaries and equipment costs (CREDAI).

“Despite the fact that building activities are suspended, we still have to cover costs such as staff salaries, labourer wages, bank interest, machinery costs, and other expenses. Thus, the real estate industry loses thousands of crores of rupees each year as a result of the construction prohibition brought on by the rise in pollution, Modi explained to Moneycontrol on November 4.
He claimed that only practises that directly cause dust pollution should be outlawed. He claimed that compared to other construction activities, demolition and excavation produce the most pollution.

According to ANAROCK, the Delhi-NCR region has over 400,000 residences under development at various levels. The effects of a complete construction prohibition in the area could cause the projects to be delayed by three to four months.

The Real Estate Regulatory Authority (RERA) of Delhi and Uttar Pradesh had received a letter from the CREDAI NCR chapter on September 27 outlining the issues that needed to be resolved under GRAP.

In letters to the authorities, CREDAI emphasised that the GRAP causes a complete halt to construction activity, which causes losses for the whole sector. Even non-polluting sites must halt operations, prompting workers to flee the area out of fear of a protracted ban.

A thick shroud of smog envelops Delhi due to stubble burning in Punjab, Haryana and Uttar Pradesh. GRAP IV entails a complete ban on construction and demolition related to public projects such as highways, roads, flyovers, over-bridges, power transmission projects and pipelines. Projects of national importance are spared. Delhi government has decided to close primary schools from Saturday because of alarming pollution. Haryana Pollution Control Board (HPCB) takes a call on invoking work from home in government offices and whether to shut schools. Work on some projects of national importance is still underway in Delhi-NCR including the Regional Rapid Transit System (RRTS).
